Every single-family parcel in Florida, checked against the municipal permit record of the city it sits in. When a roof permit exists, we have its date. When none exists — and the city's records go back far enough to say so — that absence is itself the evidence.

What you get is not a guess at how old a roof is. It's a floor: the number of years we can show you the paperwork for.

The record

Ten hours of polite scraping is not the asset. Knowing what the silence means is.

Most Florida permit portals only retain a few years of history. A city with a three-year window can't tell you anything about a twenty-year-old roof, and treating it as if it could is how a lead list fills up with houses that were re-roofed last spring. We measure each city's real coverage depth first, and cap every parcel in it accordingly.

How an age gets established

Three ways, and we tell you which one you're looking at.

Every parcel carries the basis for its own number. You always know whether you're reading a dated fact or a proven floor — and you can filter on it.

A permit exists

The roof was permitted on a specific date, and we have it. Age is measured from that date. A dated 2009 re-roof is stronger information than any absence.

No permit, deep records

The city's permit history reaches back further than the threshold you care about, and contains no roof permit for this parcel. The age is at least as old as the window.

No permit, newer house

A house built in 2015 cannot have a thirty-year-old roof. Where the building is younger than the records, the building's age is the ceiling.

Territory

One contractor per city.

The reason shared leads don't work isn't lead quality — it's that four companies called the same homeowner. We don't sell the same city twice. While a territory is yours, nobody else gets those addresses from us.

  • Every qualifying parcel in the city, with owner name and mailing address.
  • Set the threshold yourself — 15 years, 20, 25 — against the same data, no re-run.
  • Ranked oldest first, with the basis and confidence shown for each.
  • Parcels we deliberately excluded, and the reason each one was excluded.
